When someone intends to purchase property, they first search on their own on those available. Often, they will then consider hiring an agent who will help make the process of purchase easier. However, Phoenix Estate Buyers should be warned that some of the experts tend to use unorthodox means on them to fulfill selfish objectives. Some of the common ones are discussed below.

The first tactic involves showing the buyer a list of houses that are above their budget as they know that the buyer cannot resist it, especially if they have the qualities they are searching for. In this strategy, the agent can either show you a good house with all the traits the buyer is looking for which is at a higher cost, then show them all the other cheaper houses without all the traits.

After showing the client the more satisfactory home though expensive and the less satisfactory ones through they are within the budget, the client is likely to select the expensive option which means more agent commission. Some agents may also use claims of several bidders to compete with for the home thus further promoting the client to increase the amount they are willing to pay for the house.

In cases where there is high competition for property, the potential purchasers of the property are required to send an envelope to the agent of the property with their amount written in it and the person offering the largest amount of money gets to keep the property. Although this works for some cases, other agents use it to further manipulate a buyer to increase the money they pay for the property.

In most cases, although the client may have already hired a financial or mortgage adviser, the agent will insist that the company has rules that they should work with experts of the company rather than outsourcing others. This is just a tactic used to direct clients to their recommended experts who usually offer them a commission for offering them the clients.

Although in most cases, agents are usually focused on making a sale, in some instances, they are more intent on avoiding a sale. This mainly happens when they do not want to sell a house either because they want to buy it for themselves or they want to refer it to a someone they are acquainted to. In such cases, they will try to convince the buyer that it is not a good property.

In addition to manipulating the clients into spending more for a property or blocking them from making a sale, they will also promote the clients into making a compromise instead of continuing their search for a home that best suits their needs. This thus tends to result in dissatisfied clients who end up regretting their purchasers but find out that they cannot do anything about it.

In most cases, although agents will try to make the process of searching for a property easier, they tend to c compel their customers into compromising on the properties they purchase rather than getting what they asked for initially. Agents have also been known to swindle customers in a bid to earn more commission and profits from the sale while taking less note of the needs of the buyer.
