Roofs are used for protecting the houses from natural elements like rain, snow, sunlight, heat and wind. They are located on topmost parts of buildings with their designs depending on the region, local traditions and purpose. These have various types which depends on their structure and primary purpose that could allow some elements while protects against the others.

People usually only consider the cost of buying and installing them when choosing which to purchase and from what company. Their age is the first factor in determining this and most experts say that they usually last for twenty to thirty years. This depends also if the old one was removed and your shingles have only one layer instead and have proper ventilation. Valleys are an important area and when these are compromised then your house becomes exposed to leaks.

Shingles could be missing because the weathers are extremely bad which will damage them and might make them fall. Inspect if all their tabs are intact still and if there are some missing then the roofs might be failing. You have to replace each of them including those parts which are not even missing to make sure their integrity still stand and compatible with others.

This is why installing them properly and having regular maintenance is important for them to have. Check if the flashing is made from a tar or cement then replace them with the more longer lasting metal flashing system and could prevent leaks better.

Shingle granules on gutters must be checked to find which areas have more of them and remove them to prevent blockage of rain and snow to flow. When roofs are reaching the life cycle end, usually more granules would start to fall and be lost. Granules have also worn away when some parts have darker or inconsistent color.

If you observe a trampoline bounce or spongy feel when walking over the roofs then this mean that the moisture has weakened their underlying decking. Inspect the attic if you could see the sunlight shining through it. Check the insulation also to check how much moisture is there.
