After I had related the above to him, he just sighed heavily and talked about how he didn't want to throw good money after bad, if the roofing is leaking it must be shot, etc. After all, the three companies before me all assured him it was time for a new roofing, so they must be right, and I must be wrong, no?

At this point, he seemed to be cautiously accepting what I was saying, especially after I told him, "Look, I'd love to sell you a $25,000 roofing, but you just don't need one right now. About $250 in repairs costs, and get on a regular maintenance program twice a year at $350-450 and you're good for another 5-6 years at least". He agreed, and with the regular maintenance we've since been performing, that roofing has still not been replaced.
